Subcontractor-Model Builders vs. In-House Crews

Ask any pool builder "who actually does the work" and the honest answer sorts them into one of two categories, and it's worth knowing which before you sign. Kingwood Service Association deed restrictions include tree-preservation requirements that are reviewed before a pool footprint is set, on top of standard village-level approvals.

The Subcontractor Model

Many pool companies, large and small, operate primarily as general contractors: a sales team sells the project, then excavation, steel, gunite, plumbing, electrical, and decking are each handed off to separate subcontracted crews who may never have worked together before. Coordination between phases becomes the homeowner's problem when something doesn't line up, since no single crew saw the whole project through.

The In-House Model

An in-house crew model keeps the core build team employed by, and accountable to, the same company that designed the project, which is what single-builder accountability actually means in practice, not just as a phrase. That doesn't eliminate every specialty trade, electrical and some plumbing is often licensed sub-work industry-wide, but it means one team owns the sequencing and quality of the core build instead of a chain of handoffs.
